WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE

My commission is negotiable, and I believe in keeping things fair and transparent.
In Colorado, commissions are not fixed by law, and they’re always agreed upon between the broker and client before we begin.
Typically, commissions range between 5%–6% for listings, which is split between the listing and buyer’s agents.

If you’re buying, my services are usually covered by the seller’s side — meaning there’s no cost to you for buyer representation in most cases.

DO I NEED A REAL ESTATE LAWYER AS WELL?​

In most cases, no. Colorado is a “broker state,” meaning licensed real estate brokers (like myself) and title companies handle nearly all aspects of the transaction — from contracts to closing.

You might only need a real estate attorney for complex estate sales, divorces, commercial transactions, or if legal disputes arise. For typical residential sales or purchases, your broker and title company handle everything safely and professionally.

HOW WILL YOU FIND POTENTIAL BUYERS FOR MY PROPERTY?

I take a multi-channel marketing approach tailored to your property:

MLS Exposure: Listed on Pikes Peak MLS (PPMLS) and syndicated to Zillow, Realtor.com, Homes.com, Redfin, and hundreds of partner sites.

Professional Presentation: I personally coordinate or subcontract photography, staging, and virtual tours for maximum appeal.

Social Media & Local Reach: Targeted digital ads and boosted listings across Facebook, Instagram, and Google.

Network Marketing: I connect directly with agents and qualified buyers in the Southern Colorado region and beyond.

HOW WILL YOU FIND POTENTIAL BUYERS FOR MY PROPERTY?

You should plan for:

  • Earnest money deposit (1–2% of purchase price)

  • Inspection fees ($300–$600)

  • Appraisal fees ($600–$800, usually via lender)

  • Down payment & closing costs (varies by loan type)
